Every animal is registered and approved through PetScreening before it comes home, and residents keep license and vaccination records current in that profile. All dogs are also enrolled in the PooPrints DNA registry within 7 days of approval — which is how a nearly one-acre dog park stays pleasant to walk through.
A gated, off-leash dog park of nearly one acre, on site. Beyond it, 30 acres of restored mill campus with walking trails, a community pond, and the Daniel Morgan Trail System (The Dan) running straight through the property.
Alongside rent, your monthly charges are water and sewer, trash (which includes doorstep valet pick-up) and pest control. All three bill at flat monthly rates, so there is no surprise summer spike on water.
Electricity is separate — you open your own account with Duke Energy before move-in and pay them directly. Ask the leasing team for current amounts on the floor plan you are considering.
Billed directly by the provider you choose. Every loft is pre-wired, and both AT&T and Charter Spectrum serve the building. Because this is a historic structure, satellite dishes are not permitted and additional outlets cannot be added.
Yes. Your lease requires a personal liability policy with a minimum of $100,000 in liability or property damage coverage, in force for your whole term, naming Drayton Mills Loft as an Interested Party or Additional Interest. Proof is required at lease signing. Coverage for your own belongings is not required, but we strongly recommend it — it is inexpensive and it is the part that replaces your things.
Rent is due on the first of the month and paid through your online resident portal. Flex is available here if you would rather split rent into two payments in a month — it is a separate service with its own membership fee, and it pays the property in full on your behalf.
General resident parking is free and unassigned for registered vehicles. Reserved spaces are available for a monthly fee if you want one. On-site storage units run $20 to $120 per month depending on size. Either can be released with 30 days' written notice.
Twelve months is standard. Shorter terms of six to eleven months are available and carry a $150 per month short-term fee. Your quoted rate depends on the home and the term — the leasing team will show you both side by side.
Renewal offers go out roughly 100 to 110 days before your lease ends, with the exact rate for each term offered on your home. A discount is sometimes available on the longer term. Rent does not increase during your initial term.
60 days' written notice, submitted through the resident portal. If you need to leave earlier than that, the lease includes a buy-out option — the leasing team will walk you through exactly what it costs for your term before you commit to anything.

Yes — 100% smoke-free, inside apartments and in all common areas, indoors and out. E-cigarettes are included. Two designated exterior smoking areas are provided on the campus.
Honestly: differently than in new construction. The mill's load-bearing brick exterior keeps outside noise out, and the walls between homes were built new to modern code during the 2014–2016 restoration. But the original heart-pine floors and timber structure were preserved, so sound between floors behaves differently than it would in a concrete building. Most residents find it quieter than they expected. If you are sensitive to sound, say so — we will show you top-floor and end-of-corridor lofts first.
It was fully rehabilitated in 2014–2016 to National Park Service historic standards: new roofing, restored windows, and all-new mechanical, electrical and plumbing. Every loft has its own HVAC, and the community is ENERGY STAR® certified — which is not something most 1902 buildings can say. More on the restoration →
Requests go through the resident portal and every one is assessed and scheduled within 24 hours. Emergency maintenance is answered 24 hours a day, every day of the year, and there is no charge for a genuine after-hours emergency.
The two-story fitness center and clubhouse are open 5:00 AM to midnight. The 60-foot lap pool is fob-entry for residents, with hours posted at the pool. There is no lifeguard, so swimming is at your own risk, and glass, pets and alcohol are not permitted inside the pool fence.
Community gas grills are provided at the outdoor kitchen, which is open to residents until 10:00 PM seven days a week, alongside the gas fireplace. Personal grills may not be used or stored anywhere on the property, and portable fireplaces, chimineas and fire pits are not permitted — a necessary rule in a timber-framed historic building.
Yes. There are two loft-style community rooms — Spinning and Weaving — both with Wi-Fi. A reservation is $100 for a five-hour event, with a $100 cleaning charge if the room is not returned to its original condition. See all amenities →

Before keys are issued we need:
Loading areas can be reserved — the south side double doors of the Spinning building, or the north side double doors of the Weaving building. No moving between 10:00 PM and 8:00 AM. Movers cannot block egress or use reserved and accessible spaces, and the building is left broom clean.
No — the leasing office does not accept or sign for resident packages. We recommend choosing carriers that deliver to your door or to a carrier locker.
