A big campus beats a small dog park

Most pet-friendly apartments give you a patch of gravel. Drayton Mills gives you a nearly one-acre gated dog park right inside the community — fenced, off-leash, and steps from your door — plus a 30-acre restored mill campus with dedicated walking trails and a community pond. The Dan, Spartanburg's 55-mile Daniel Morgan Trail System, runs straight through the property, so the long walk is always an option too.

Inside, original hardwood floors are far friendlier to paws (and to cleanup) than carpet, and 17-foot ceilings mean even energetic pets live large.

Pet policy at a glance

Everything below applies to new leases and renewals. Have a question we haven't answered? Our leasing team is happy to walk through it before you apply.

i.

Dogs & cats welcome

Dogs and cats only. Reptiles and ferrets are not permitted. Every animal must be approved in writing on a signed Animal Addendum before it comes home.

ii.

Pet fees

$550 for the first pet and $250 for the second. Fees are due before move-in. Ask leasing for current pet rent, if any, on the home you're considering.

Registration through PetScreening

All animals are registered and reviewed through PetScreening, our third-party pet and assistance-animal platform. Approval of a rental application does not by itself approve an animal.

iv.

Records stay with you

Residents keep their own vaccination, rabies, license and veterinary records current in their PetScreening profile — before move-in, at renewal, and within 10 days of any change. Management does not collect or monitor these records. If the platform reports a record expired or missing and it isn't corrected within 30 days of its first notice, a $65 per month administrative charge applies until it is.

PooPrints DNA

Every pet is registered with the PooPrints DNA program within 7 days of approval. Residents are responsible for testing fees on positive matches — it keeps our lawns and trails pleasant for everyone.

Historic floors

Our hardwoods are over a century old. Residents are responsible for all damage and cleaning caused by their animal anywhere on the property, including a $500 fee for pet urine on wood floors, or the greater actual cost.


Breed Guidelines

Restricted breeds

Because of insurance and community-safety requirements, the following dogs are not permitted as pets at Drayton Mills Lofts, including mixes and any dog that in the owner's reasonable judgment resembles a listed breed:

  • Pit bull types — American Pit Bull Terrier, American Staffordshire Terrier, Staffordshire Bull Terrier, American Bully
  • Rottweiler · Doberman Pinscher · German Shepherd
  • Chow Chow · Akita · Wolf and wolf hybrids
  • Presa Canario · Cane Corso · Dogo Argentino
  • Mastiff breeds, including Bullmastiff and Neapolitan Mastiff
  • Alaskan Malamute · Siberian Husky

Breed is determined from the animal's appearance, veterinary or adoption records, the PetScreening breed determination, and any DNA or registration documentation we request. Animals already approved under a signed Animal Addendum before the policy's effective date may remain.

Service animals and emotional support animals. Breed, weight, pet-fee and pet-rent restrictions do not apply to a service animal or an emotional support animal approved as a reasonable accommodation under the Fair Housing Act. Every request is reviewed individually through PetScreening. We do not deny an assistance animal based on breed alone. Approved assistance animals remain subject to the community's rules of conduct, as any animal is.

Is Drayton Mills Lofts pet friendly?

Yes. We're a pet-friendly community with a nearly one-acre gated, off-leash dog park on site, walking trails across a 30-acre campus, and hardwood floors instead of carpet. Dogs and cats are welcome; reptiles and ferrets are not permitted.

What are the pet fees at Drayton Mills Lofts?

Each resident is solely responsible for keeping their animal current on all legally required vaccinations and licenses and for entering those records in the animal's PetScreening profile before move-in, at renewal, and within 10 days of any change. What is PooPrints?

PooPrints is a pet DNA registry. Every approved pet is enrolled within 7 days, and residents are responsible for the testing fee when a sample is matched to their pet.

I already live here with my dog. Does this change apply to me?

Animals approved under a signed Animal Addendum before the policy's effective date may remain. Current residents will receive written notice about registering their animal on PetScreening, with a 30-day window to complete it. If you have questions, contact the leasing office through your resident portal.
